I am a property appraiser and doctor of law. I have performed valuation reports for both commercial and residential properties, including valuations of premises, houses, land, production halls, transmission networks, fixed assets.

I have over 20 years of experience in serving individual clients, companies and public administration entities. Before obtaining property appraiser qualifications, I performed feasibility studies, business plans, technological audits, strategies and development plans. For 20 years I have also been preparing financial statements, financial forecasts and investment profitability analyses. I developed transfer pricing documentation for related entities – domestic and foreign. I was a member of the Polish Association of EU Experts and Assessors, an expert within LRPO appointed by the Marshal of the Lubuskie Voivodeship. I conducted training for entrepreneurs organized by the Center for Entrepreneurship and Technology Transfer of the University of Zielona Góra. I also chaired a group of experts of the Transfer Pricing Forum operating under the Minister of Finance of the Republic of Poland. Over 10 years ago I obtained a diploma from the Minister of Treasury to serve as a member of the supervisory board in Treasury companies. I provide comprehensive services in the field of investing and conducting business activities in economic zones. I advise in the areas of accounting, taxes, law and management. I have been a certified accountant for 15 years.

Almost any property can be valued.

Purpose of valuation

A valuation report can only be used for the purpose for which it was prepared. This means that a report for mortgage loan security can be submitted to a bank, but it cannot be used for insurance purposes.

Valuation is also an effective tool in asset and investment management. Regardless of the purpose of valuation, you receive clear information about the value of your assets relative to time. You can use it in financial decisions, avoiding undervaluation.

Valuation reports and opinions for purchase-sale needs

When selling or buying a property, a report will be essential for determining the market value of the property. Thanks to it, you will avoid undervaluation of the tax base for civil law transactions and understatement of tax amounts.

Valuation reports for mortgage loan security

If you finance the purchase with a mortgage loan, you will need to attach a valuation report to the loan application. How does the process of purchasing a property financed with a loan usually proceed? At your request, the bank will calculate your credit capacity and grant you a promise. You will present it directly to the property owner. You will sign a preliminary agreement. Then you will submit a loan application, to which you will attach a valuation report. If you receive a positive loan decision, it remains to sign it and go with the property owner to a notary to conclude a property transfer agreement. The loan will be activated when you deliver the deed of ownership to the bank.

Note that credit capacity does not guarantee a loan. The bank must also know the market value of the property, which is confirmed by the valuation report. So if you sign a preliminary agreement with the owner and pay a deposit, and the report shows a value lower than that contained in the preliminary agreement, you will cover the difference from your own pocket. On the other hand, if the difference is too large, the bank may also not grant a loan.

Valuation reports for insurance purposes

Depending on the contract being concluded and the property itself, the sum insured may include the market value or replacement value of the property. Market value is the estimated selling price, while replacement value is the cost of restoring the property to its condition before damage – new but unimproved. Both values are the result of the property appraiser's work. The appraiser will choose the appropriate valuation method based on the indicated purpose.

Valuation reports for inheritance proceedings and asset divisions

The value of the property during asset division allows determining the amount of monetary payment that should be transferred to the party who retains ownership rights to the property. In the case of non-payment, the enforcement of claims is carried out by a bailiff.

Valuation reports for determining compensation amounts

Used in the case of administrative expropriation of property for public purposes, e.g., road construction. The valuation report determines the amount of compensation for expropriation of the property and constitutes evidence in administrative proceedings.

Valuation reports for settlement of expenses incurred on property

Expenses incurred on someone else's property may be returned to the person who occupies it on the basis of independent possession, e.g., living in the in-laws' house. In the case of conflict, the appraiser determines which expenses increased the value of the property and are simultaneously subject to refund.
